What a Sealcoating Job Looks Like in Lake Hallie

Lake Hallie is the clearest example in the whole area of a town hitting a maintenance milestone together. A driveway laid in 2004 has now been through twenty winters. If it has never been sealed, the surface is spent but the base underneath is almost certainly sound, because it was built to a modern subdivision standard rather than thrown down in the 1950s.

What makes a seal job last

Sealer doesn't stick to dirt. It doesn't stick to oil, it doesn't bridge an open crack, and it doesn't cure in the cold. My driveway is cracked everywhere. Is sealing still worth it?
Sometimes yes and sometimes no, and it depends on whether the base under it has failed. Tight surface cracks seal fine. Alligatored areas that flex under your foot have to be cut out and patched first, and no amount of sealer fixes them. A photo of the worst area is usually enough to tell the two apart.
