How much does it cost to sealcoat a driveway?
Residential sealcoating runs about $0.15 to $0.25 per square foot, which is the rate Black Widow has published for years. What moves it inside that range is how much crack filling the drive needs first and whether the high-wear areas want a second coat. Long rural drives are measured rather than guessed at, and the number is fixed before we start.
How often should a driveway be sealed?
Every two to three years in Eau Claire and northwestern Wisconsin. Freeze and thaw here does more damage than sun does, and the cycle matters more than it would further south. Sealing every year is a waste of money.
How late in the year can you seal?
Roughly May through early October in Eau Claire and northwestern Wisconsin, and it depends more on overnight lows than on the daytime high. Sealer needs warm pavement and a dry cure, so late-season jobs depend on the weather holding.
How long before I can drive on a freshly sealed driveway?
Usually 24 hours for a car and 48 before anything heavy, or before turning your wheels while stopped, which is what scuffs fresh sealer. We give you the actual number on the day, because it moves with the weather.
Do you use coal tar?
No. Coal tar sealer is perfectly legal in Eau Claire and a good deal of this region still uses it, which is exactly why it's worth asking. We run an asphalt emulsion instead, Pitch Black, by choice. The reason is the science rather than the rulebook. The US Geological Survey sampled streams around Milwaukee and traced somewhere between 42 and 94 percent of the PAHs in the sediment back to coal tar sealant dust. Minnesota banned the stuff statewide in 2014. We would rather not put it on a driveway that drains toward the Chippewa.
Can you seal a lot without closing it?
Sealed asphalt needs 24 to 48 hours before traffic goes back on it. On a lot that can't close, where that time comes from is part of what the estimate works out, so tell us which hours and which areas you can't lose.
My driveway is cracked everywhere. Is sealing still worth it?
Sometimes yes and sometimes no, and it depends on whether the base under it has failed. Tight surface cracks seal fine. Alligatored areas that flex under your foot have to be cut out and patched first, and no amount of sealer fixes them. A photo of the worst area is usually enough to tell the two apart.

How much does crack filling cost?
It is priced by the linear foot of crack rather than by the size of the surface, so a big driveway with four cracks costs less than a small one that has opened up all over. Width matters too: anything wide enough to need routing out first takes longer. On a driveway it is usually included up to a point when it is done with a sealcoat rather than billed on its own.
Why does the temperature of the crack filler matter?
At 400 degrees the rubber is thin enough to reach the bottom of the crack and hot enough to melt into the asphalt on both sides, so it bonds. Cold pour filler can't do either, which is why it lifts out in strips after a winter.
Should I fill cracks before sealcoating or after?
Before, always. Sealer is a thin wear layer and it can't bridge an open crack. Sealing over one changes its color and nothing else, and the crack reappears through the new surface within weeks.
Is there a crack too big to fill?
Yes. Past about an inch and a half, or once cracking has broken into a network of squares, filling won't hold because the surface around it is moving independently. Those areas get cut out and patched instead.
When is the best time of year for crack filling?
Spring or early fall in Eau Claire and northwestern Wisconsin is ideal, because cracks are at a middling width. In high summer they're at their tightest and in deep winter they're at their widest, and filling at either extreme means the filler is working against the movement rather than with it.

How much does pothole repair cost?
Square footage and depth, mostly. A pothole that stops at the surface is a different job from one where the base underneath has gone, and you cannot tell which you have until it is opened. What we can tell you before that: several repairs done on one visit come down substantially per repair, because the trip and the mobilisation are already paid for. The assessment is free.
Why does my patch keep failing?
Almost always because it was filled rather than repaired: no clean cut, no removal of the failed base, and nothing bonding it to the asphalt around it. The failure was underneath and it's still there.
Can you repair a sinkhole in a driveway or lot?
Yes, and quickly. Our newest review is a sinkhole repaired within seven days. A sinkhole means material is being washed out from underneath, usually by drainage or a failed pipe, so the repair includes finding out why.
Is it cheaper to repair the asphalt or repave it?
Repair, until roughly a quarter to a third of the surface has failed. Past that you're patching patches and an overlay becomes better value. The estimate measures how much of your surface has actually failed.
How soon can we drive on a new asphalt patch?
Hot mix takes traffic as soon as it has cooled, usually a few hours. That's the material rather than a schedule: what a specific repair means for your lot is one of the things the estimate works out.

How much does catch basin repair cost?
It depends on which of the three jobs it turns out to be, and that cannot be known until the grate comes off: a reset, a partial rebuild, or a full replacement. A reset is the cheapest by a wide margin and a replacement is the most expensive. All three cost less than the repaving that follows if the basin is left alone. The assessment is free and the number is fixed before work starts.
How long does a catch basin repair take, and does the lot have to close?
A basin repair is a small excavation in one corner of the lot, not a resurfacing project. How long the repair takes depends on what we find under the casting, and the bid tells you before we start.
Can you just patch the asphalt around the catch basin instead?
We can, and sometimes that's the right call if the structure is sound and the budget isn't there this year. But if the block has gone, patching buys one season. Which of the two you have is visible once the grate is off.
Do you subcontract the excavation or the concrete?
The excavation, the block work, the collar and the asphalt tie-in are sequenced and priced together, so you are not holding three quotes and hoping the dates line up.
The area around our drain is breaking up. Is that the basin?
Almost always, yes. Catch basins fail outward from the frame joint, so the asphalt around them starts to go before anything looks wrong with the drain. If the broken area is roughly a ring centered on the grate, that's the signature.
Do you do manhole and utility structure work too?
Yes. A manhole in a parking lot fails the same way and gets the same treatment: cut back, reset to grade, collar, tie in.

How much does it cost to restripe a parking lot?
It is priced per stall, and the thing that moves it most is whether the old lines can be followed. A straightforward restripe over a layout that is still visible is the cheap end. A new layout costs more per stall because it has to be measured and set out from scratch. ADA stalls cost more than standard ones: they are wider, they carry an access aisle and they need the symbol and the signage.
How often does a lot need restriping?
Every one to three years in Eau Claire and northwestern Wisconsin, depending on traffic, plowing and sun. Lots that get plowed hard lose lines fastest, because the blade takes the paint with the snow. If your accessible stalls are hard to read from a car, it's due.
Do you handle ADA compliance?
We mark accessible stalls, access aisles and symbols to the required dimensions and can advise on stall counts and signage. We're a paving contractor rather than a compliance consultant, so for a formal audit you want a specialist, but for getting the markings right we do this constantly.
Should we seal before striping?
Yes, and in that order, at the same visit. Sealer covers existing lines, so striping first wastes the paint. Doing both together also costs less than two separate visits.
Can you do stencils, numbers and custom legends?

When can track work be done?
Summer, between seasons. Sealer needs warm dry weather and a proper cure, and a track needs to be closed while that happens, so the window is roughly June through August in Eau Claire and northwestern Wisconsin. Book in the winter for the following summer.
How often does an asphalt track need resealing?
Every three to five years for the seal, and crack filling as often as it needs it, which in Eau Claire and northwestern Wisconsin is usually annually on an older track. Lines get relaid with the seal, because sealing over them removes them.
Can you restripe a track without resurfacing it?
Yes, and it is often the right call when the surface is sound and only the lines have faded. It buys a few years before the surface work is genuinely due. What it costs depends on the layout: lane count, whether the exchange zones and the field events are being reinstated, and whether the existing lines can be followed or have to be set out again.
Do you do tennis, basketball and pickleball courts?
Yes. Same trade, smaller and simpler layout. Multiple courts done on one visit cost less per court because the trip is already paid for.
Can you put track and court work out as a formal bid?
Yes. Written scope, measured quantities and a firm number, in whatever format your district needs it, and early enough to sit in next year's budget.

How much does a concrete driveway cost?
Thickness, reinforcement and access are what move it. A slab that has to carry vehicles is thicker than one that carries feet, steel adds cost and adds life, and a pour a truck cannot reach has to be barrowed, which is labour. Removing the old surface is quoted separately rather than hidden in the rate, so you can see what each part costs.
Concrete or asphalt for a driveway?
Concrete costs roughly two to three times as much up front and lasts longer with less maintenance. Asphalt is cheaper, goes down faster, handles frost movement better, and needs sealing every two to three years. Which one suits comes down to the loading, the frost and the budget.
Do you do curb and gutter?
Yes, including radius work, formed and poured to spec. It is priced by the linear foot, and a curve costs more than a straight run because the forms have to be built to the radius.
Why do dumpster pads fail so often?
Because they're usually sized to the dumpster instead of to the truck. The worst loading a pad ever sees is the front axle of a loaded refuse truck on a hot day, and a slab poured for the container alone isn't built for that.
How long before we can use new concrete?
It depends on the mix, and that is worth asking about rather than assuming. On a standard pour: foot traffic in 24 to 48 hours, vehicles after about seven days, heavy trucks at 28 days for a full-strength cure. Where the schedule will not take seven days, we spec a 4,500 PSI exterior mix instead. One of those is a loading dock apron we poured with tied rebar in a working parking lot: customers were driving on it three days later. Whichever mix your job gets, the window goes in the scope up front so you can plan around it before the pour.
Do you subcontract the concrete out?
The concrete and the asphalt around it are priced and sequenced together, so the joint between them is somebody's responsibility rather than nobody's.

Asphalt Paving

How much does a new asphalt driveway cost?
It comes down to three things: the square footage, whether the existing base can be built on or has to come out, and how much of the drive a truck can reach. An overlay over a sound base is the cheapest way to a new surface; a full tear out and replace is the most expensive and is sometimes the only thing that lasts. Asphalt also tracks the oil market, so a number from last season is not a number for this one. We measure it and price it, free either way.
Can I overlay the driveway instead of replacing it?
If the base is sound, yes, and it saves roughly half. If the surface is cracked into squares that flex underfoot, no: the base has failed and those cracks will come through a new overlay within a couple of years.
When can a new driveway be sealed?
Six to twelve months after paving. New asphalt needs to cure and release its lighter oils first, and sealing early traps them. Anyone offering to seal brand new asphalt is telling you something about how they work.
How long does a well-built driveway last?
Fifteen to twenty years if the base was done properly and it gets sealed every two to three years. Without sealing, closer to ten, because oxidation and water take it from the surface down.
Can you pave a gravel driveway?
Yes, and it's common out in the townships. The grading and drainage are most of the job, and the setup on a long drive is spread over more feet.
When can we drive on new asphalt?
Cars after about 24 hours once it has cooled properly, heavy vehicles after several days. In hot weather keep the wheels moving when you turn for the first few weeks, because fresh asphalt scuffs.

Before the snow flies. Call, tell us about the property, and we'll talk through what it needs for the winter.
Does plowing damage asphalt?
It can, and most of the damage is avoidable. A blade set too low scrapes the surface and takes the sealer with it, which undoes in one pass what sealing was meant to protect. A blade that catches the lip of a catch basin frame lifts it, and that becomes a spring repair rather than a winter inconvenience. Neither is difficult to avoid; both come down to knowing what is under the snow.
Why does the ice sheet form in the same corner every year?
Because that is where the snow gets piled and that is where the meltwater runs. A pile put in the wrong corner sends water back across the lot, where it refreezes overnight and thaws again the next afternoon. That spot then takes the freeze-thaw cycle dozens of times in a single winter while the rest of the lot takes it a handful, which is why one area ages faster than everything around it.
We just had the lot sealed. Can it be plowed this winter?
Yes, once it has cured, and a sealed surface actually plows better than a raw one because the blade rides on a tighter surface. What matters is blade height and what the plow is riding on: fresh sealer scraped by steel set too low comes off in strips. Shoes or a rubber edge deal with that, and they are worth asking about whoever does the plowing.
Does road salt damage asphalt?
Salt does far less to asphalt than it does to concrete, which is worth knowing before anybody spends money on the wrong problem. What salt really does to a lot is keep the surface wet and cycling through freezing rather than letting it stay frozen. Water in an open crack, freezing and thawing repeatedly, is what actually takes pavement apart. Sealed surfaces and filled cracks are the defense, not a different de-icer.
What does a plow do to a catch basin?
Finds it, usually the hard way. A basin frame that has settled below the asphalt catches a blade coming across it, and a frame that has been lifted proud of the surface catches it harder. Either way the impact loosens the collar around the structure, water gets under it, and by spring the ring of asphalt around the rim is coming apart. A basin that is level with the surface going into winter is the cheapest thing you can do about that.
Should we mark the edges of the lot before winter?
It helps, and it is what stops an edge getting broken off. Asphalt is at its weakest at the edge because there is nothing beside it holding it in, and a blade that runs off the pavement into the grass takes a piece of the edge with it. Markers at the corners, at the catch basins and along any island cost almost nothing and save the repair.
