Timing matters more here than in most places. Eau Claire pavement goes through roughly 90 freeze-thaw cycles a year by NOAA's climate normals, and the worst months are March and November, when every open crack takes water into the base and pries it apart.

How often should a parking lot be sealcoated?
Every two to three years in Eau Claire and northwestern Wisconsin. Traffic and plowing wear vary it a lot, though: a drive lane wears differently than the back row of stalls. The walk-through puts a date on each area rather than on the lot as a whole.
How long does fresh sealcoat need before traffic?
About 24 hours for a car and 48 before anything heavy, or before turning wheels while stopped, which is what scuffs fresh sealer. The actual number moves with the weather, so you get it on the day. Timing on a working lot is the first thing to raise when we walk it.
Do I need sealcoating or full repaving?
Usually neither on its own. Most lots are a mix of conditions, so the bid scopes by area: seal what's sound, repair what's failed, and only talk about repaving when the base is actually gone. If a lot doesn't need work this year, we say so.
