What Winter Does to an Open Lot

What We Fix Before the Ground Freezes
Sealcoating waits for spring, because sealer needs 50 degrees holding overnight. The work below does not.
Crack Filling
Hot rubber at 400 degrees, so it bonds to the crack walls and stays flexible when the pavement moves. This is the one with the hardest deadline, because an open crack is how the water gets in.
Asphalt Repair
Potholes, alligatored areas, sunken aprons and sinkholes. Saw-cut back to sound material, rebuilt full depth, compacted, and the perimeter joint sealed.
Catch Basin Repair
Repair, replacement and new basins poured. Excavated, rebuilt with a concrete collar, brought back to grade and tied into the asphalt so nothing catches a blade.
Concrete
Dumpster pads, loading dock aprons, curb and gutter, sidewalks and flatwork, with the asphalt that ties into them priced alongside.

Most lots have some work with a deadline this fall and some without one. Open cracks, failed areas and a settled basin are the first kind, because winter makes each of them bigger. A gray surface, a faded stripe and a reseal are the second kind, and they cost the same in May as they do in October. When we walk your lot we tell you which is which, and what year each one is for.
The Numbers Behind the Deadline
Eau Claire pavement crosses freezing about 90 times a year, worked out from NOAA's 1991-2020 climate normals for Eau Claire Regional Airport. March is the worst month at roughly 18 crossings and November is the other bad one, which is why an open crack going into winter is not the same crack coming out of it.
Sealer is the part that runs out of season. It needs 50 degrees on the pavement and in the air, holding through the night, and only June, July and August average above 50 overnight here.
